Paraguay is experiencing the largest real estate boom in its history, driven by a convergence of investments, macroeconomic stability, and still-unsatisfied housing demand.
According to lawyer and analyst Daniel Núñez Martínez, the phenomenon is not concentrated in a single city but is developing simultaneously in Asunción, Ciudad del Este, and Encarnación, each with distinct dynamics and capital from different origins.
Núñez estimates that the Paraguayan real estate market will move approximately US$3 billion in transactions during 2026, positioning the country among the most attractive destinations for property investment.
In Asunción, the dynamism is reflected in the proliferation of residential and corporate buildings. Ciudad del Este is experiencing an increase in housing demand driven by Brazilian families deciding to settle permanently, while Encarnación attracts investments linked to tourism and the residential market, favored by its proximity to Argentina and international events like the World Rally Championship.
The expert dismisses the idea that this is a real estate bubble, arguing that Paraguay maintains a deficit of over one million homes. A large portion of the developments is financed with equity and pre-sales, rather than high mortgage debt.
The boom is supported by favorable economic indicators, such as obtaining and ratifying its investment-grade rating, growth in gross fixed capital formation, and the economy's good performance, factors that strengthen investor confidence.
